Interested in renting one of our properties?  Great!  Let's review the resident selection criteria:

  • All adult applicants must submit a fully completed & signed rental application and non-refundable $50 fee per adult.

  • Positive proof of identity is required at the time of the application submission.

  • Applicants must have a combined gross income of at least 3x the monthly rent.  You'll be asked to provide two years of tax returns and verifiable proof of current income.

  • A minimum of two-year residential rental history is required - previous landlords will be contacted for information.

  • We will be running credit checks, background checks, and eviction checks.

  • If you are initially approved by the realtor, you will need to apply for residence in the community where you are hoping to rent..

Some general information about the rules - you'll be provided the complete documents once you are approved:

  • No pets (small dogs considered on a case by case basis) without permission of the landlord and a non-refundable pet fee.

  • No smoking is permitted inside the unit.

  • Two parking spaces are provided for working, operational vehicles.

  • A one month security deposit and first month's rent is required at the time of the lease execution.  We reserve the right to require a higher security deposit and or additional prepaid rent.

  • The number of occupants must be in compliance with HUD standards and with the HOA rules.

  • Rent is due on the 1st of the month.  Late charges will be assessed if the rent is late.  

  • Proof of renters insurance is required prior to moving in.
